I like it! What next?
You will need to fill in our simple APPLICATION FORM which you can print out from this website or collect from our representative who shows you the property. On making an application for a tenancy you will be required to pay a admin fee of £150 for the first applicant and £50 for each additional applicant including a guarantor. This admin fee is non-refundable. We will also require 2 forms of I.D. which prove your current address. You must hold a current account with a UK based bank. In all cases tenancies are offered subject to references. MRA have the right to decline applications.
On the agreed day that you move into the property we will require the first months rent together with the bond. The bond will be retained and will be refunded at the end of the tenancy provided that you have not breached your tenancy agreement. We will also require a standing order mandate to be completed to collect your monthly rental payment as well as your signature on an inventory of removable items within the property.
How long can my tenancy be for?
The tenancy can be for a minimum of 6 months plus. If you leave before the end of the tenancy you will be responsible for the rent until the end of the agreed term.
What are my responsibilities as a tenant?
To look after the property and abide by the terms of the tenancy as detailed in the tenancy agreement. You will be responsible for the payment of utility services during the period of the tenancy. This includes if applicable to the specific property:- Gas, Electricity, Council Tax, Water and Telephone/Television charges.
Do you accept tenants in receipt of Housing Benefit?
Yes we do, subject to the same referencing process and the Landlords permission. You may be required to provide a guarantor.
Do you use a registered deposit protection scheme?
Yes we do. Where we take a security deposit for damages etc, it will be registered with the deposit protection service.
Are you part of a registered redress scheme?
Yes we are, in the event of a dispute that can not be brought to an amicable conclusion we are part of the Ombudsman Service Ltd Ombudsman scheme.
Other Tenant Fees
DURING YOUR TENANCY, Late rental payment charge £50 (inc VAT), When rent payment is more than 14 days late, unless arranged by agent or landlord in writing.
Key or lock change from £40 (inc VAT)
Failure to return keys when vacating the property, or losing keys during your tenancy.
Missed appointment charges £30 (inc VAT). Applicable if an appointment has been made and you fail to attend or give reasonable notice to cancel.
