Ever since the introduction of the Tenancy Deposit Scheme which came into effect in April 2007, many landlord and letting agents have realised the importance of having an accurate and up to date inventory of their let properties. In the event of a dispute, this important document provides evidence to support the Landlord's, Tenant's or Agent's case in making the dispute quicker and easier to resolve

With a fully comprehensive inventory which documents evidence of the condition of the property, fixtures and fittings, tenants are not only encouraged to look after the property more than they would if no such inventory existed but the landlord can turn to a totally unbiased report based on FACT not fiction. Most tenancy agreements include a clause that the property should be left as it was when the tenant moved in and by having an inventory, the tenant has a factual reference which will enable them to hand the property back in good condition, so that he/she can reclaim the entire deposit.
